Have you ever had a married couple say to you “we both want to buy and own the house but only one of us will be on the home loan”? That is very common and there are many reasons why one spouse may not want to be on the loan. In the past, underwriters would typically require the spouse who is not on the loan to sign a Disclaimer Deed. That spouse would have to be deeded back on after the close and it always created extra paperwork and more hassle for the borrower.
